The washer and dryer are located on the ground level. Linens are provided, which includes bedding, beach & bath towels for 10 (please only use the beach towels down by the water) The house has four bedrooms, with the ability to sleep 10. Internet is included. A propane grill out back for barbecues is included. There is a ping pong table and air hockey table. There is a room with king bed, a room with a queen bed, a room with 3 twin beds, and the bottom floor has 3 twin beds. What else you need to know: 1. Upon leaving, house must be cleaned up, no dirty dishes left in sink, and please start the dishwasher if there are dirty dishes in it. The bed sheets must be stripped, and the first load of laundry must be through the washer into the dryer. All trash must be out of house, and placed in outdoor bins, with the lid on. Fridge must be cleaned out. 9. The small red barn and out house on property is off limits. 10. Parking is located next to the house. Please avoid parking on the road. Overflowing parking is behind house, with access before driveway. 11. The owners are local, and will stop by to check in and answer any questions if need be. 12. The plastic Adirondack beach chairs are for your use, along with the two kayaks, canoe and beach toys in the brown toy bin. Please put everything away at night. 13. There is a small above ground fire pit for your use on the lawn. Please use extreme caution when lighting, and be sure the fire is completely out before leaving it. Please put cooled ashes in ash bucket, and put the lid on it. Do not dump coals on the beach front. The fire permit is located in the house, and you need to call the New London Fire Department before you light your fire (number to call is on permit). There are no fires allowed on beach. 14. If you plan to bring a boat, please make us aware. You may dock one boat or sailboat on the beach side of the dock or use the mooring. You may not anchor any other boats/sailboats in the water overnight. There are rocks to the right of our dock, that are marked, yet please use caution. Due to high winds, tie your boat as close and secure to the dock as possible. We strongly recommend using the mooring, instead of tying to the dock. George's Mills & Sunapee Harbor have boat launches for you to use. There is room at the house to park your trailer. Our boat is on a lift in the center of the dock-please do not touch our boat, or allow guests to touch our boat. 16. You are 100% responsible for your guests. 17. No glass is allowed on the beach or lawn. Off season is October-May, with no minimum stay.

Twins Rock Cottage was built in 1941 and we are the third owners. We purchased the house in 2019 and it has been recently winterized and modernized, has a new kitchen, new washer and dryer, all new bathrooms, new gas fireplace, a NEST heating system with five zones, wifi boosters and three flat screen TVs. All the linens are new, as are virtually all of the plates, glassware and kitchen accessories. In the warm summer months, each bedroom has an air conditioning unit. All that said, we have tried to keep the campy feeling of a New Hampshire lake house. We looked at lake homes (for years) before deciding this was the one. We like that the cottage has both southern and western exposures, great sunsets, double the shore footage of most cottages, doesn’t have the wind that some homes experience in wider parts of the lake, is only 10 minutes away from the best supermarket in the area, has easy access to Route 89 for traveling to and from…we could go on. The location is great. The house is perched on the lake and has a view from just about every room. It feels private, but is only 10 minutes away from Mount Sunapee for skiing and the town of New London - a quaint New England town with a great bookstore, amazing bakery, ice skating rink in the winter, summer theatre that puts on first-rate productions, year-round organic farm where you can stock up on produce and pick your own flowers, the best grocery store in the area and, of course, ice cream. In the winter the Mountain offers fantastic skiing with terrain parks, challenging slopes, the new acro bag, and even winter ziplining. In the summer there is also a range of activities available at the Mountain. They offer Ziplining, off road Segway Tours, Frisbee golf, miniature golf, and more. The views from the dock on Lake Sunapee are amazing and you could walk down and enjoy them anytime. It was an amazing night when we walked down with flashlights and watched all the shooting stars crossing the night sky. With little surrounding light the night sky can be fascinating and the kids absolutely loved seeing it. The Fells historic home and gardens are very close by and in the summer they are a must see. The home brings you back to earlier times and the gardens are beautiful and have trails for you to hike down to the shores of Lake Sunapee. If you are a more avid hiker there are trails all around this home that range from easy walks to more challenging climbs. The moderate hike up to sunset hill is enjoyable and can be attempted by anyone. One of the more challenging hikes is the Summit Trail that takes you from the parking lot of the ski mountain to its peak and if you want to extend that hike it connects to a trail that continues on to Kearsarge Mountain.

The town of New London is a 4 mile drive where you'll find a large grocery store, pharmacy, hospital and many small shops and restaurants.
